THE
DESIGN PROCESS

One
must become familiar with the process of design when taking on a
new building project. In order to have a successful project there
are six phases to the design process which must be followed.

The
first phase is a shared effort by you (the prospective owner) and
the architect, as you both decide what you want to build. This programming
is extremely important because it will be your foundation for the
continuation of the project.

Once
the program is determined, the architect can proceed to the schematic
phase in which the architect develops initial design
concepts through the use of sketches, models, and preliminary construction
estimates. Revisions are made per your request or the request of
your organization.

The
design can now be refined in the third phase, design
development. In this phase, you will be able to review
selections of floor, wall, and ceiling finishes, door types, windows,
and furniture. You will also see scaled drawings of your building's
wall sections and exterior elevations (facades) which show the building's
construction. The architect will be meeting more frequently with
the selected design consultants. At this time you will be given
a preliminary drawing package for your review.

After
your approval or the approval of your selected committee, the architect
moves into the construction document phase
in which final construction drawings and specifications are produced
for the construction of your building. This is usually the longest
phase. It requires producing detailed drawings that will eventually
guide the selected contractor in constructing your building. At
this time, you or your selected committee must begin filing documents
for the approval of governmental authorities to obtain building
and zoning permits.
